Surveyor-in-Training (SIT) / Surveying Graduate
Position Overview
Johnson & Pace Incorporated is seeking a motivated Surveyor-in-Training or surveying graduate who is interested in building a long-term career and becoming a Registered Professional Land Surveyor (RPLS) in Texas. This position will work directly under the supervision of an experienced Texas RPLS and will receive hands-on experience in both the technical and operational aspects of professional land surveying. The successful candidate will assist with boundary analysis, survey computations, plat and legal description preparation, field crew coordination, and quality-control review. This is an excellent opportunity for someone who wants to develop the experience, technical judgment, and leadership skills needed to progress toward professional registration.
Primary Responsibilities
- Perform boundary research, analysis, and survey computations under the supervision of an RPLS.
- Assist with the preparation and review of boundary surveys, subdivision plats, easement exhibits, right-of-way documents, and other survey deliverables.
- Prepare metes-and-bounds property descriptions and accompanying exhibits.
- Review field data, survey calculations, plats, descriptions, and drawings for accuracy and completeness.
- Review and coordinate the work of survey technicians and CAD personnel.
- Assist with planning survey assignments and preparing instructions for field crews.
- Help coordinate daily field activities, project schedules, and crew workloads.
- Provide technical support to field crews and help troubleshoot field conditions and survey-related issues as they arise.
- Research deeds, plats, easements, rights-of-way, and other property records.
- Assist with resolving boundary discrepancies and evaluating survey evidence.
- Coordinate with engineers, architects, clients, governmental agencies, title companies, and other project team members.
- Maintain organized project records, calculations, field information, and supporting documentation.
- Develop increasing responsibility and professional judgment while working toward Texas RPLS registration.
- Perform other surveying-related duties as assigned.
Education & Qualifications
- Associate degree in surveying, geomatics, engineering technology, drafting, mathematics, or a related technical field required or strongly preferred.
- Bachelor’s degree in surveying, geomatics, mapping, geographic information science, mathematics, civil engineering, or another applicable science or technical field preferred.
- Current Texas Surveyor-in-Training certification, eligibility to obtain SIT certification, or a demonstrated commitment to completing the education, examination, and experience requirements for professional registration.
- Previous surveying experience is preferred, but qualified recent graduates are encouraged to apply.
- Basic understanding of boundary surveying principles, survey computations, coordinate geometry, and legal descriptions.
- Strong mathematical, analytical, organizational, and problem-solving skills.
- Ability to communicate effectively with field crews, technical staff, project managers, clients, and public agencies.
- Strong attention to detail and a commitment to producing accurate, high-quality work.
- Ability to manage multiple assignments and work effectively both independently and as part of a multidisciplinary team.
- Valid driver’s license and an acceptable driving record.
Preferred Technical Experience
- AutoCAD Civil 3D or comparable surveying and drafting software.
- Survey data collection, processing, and adjustment.
- GPS/GNSS, robotic total stations, digital levels, and other modern survey equipment.
- Deed and plat research, boundary analysis, and preparation of metes-and-bounds descriptions.
- Topographic, boundary, construction, route, right-of-way, and subdivision surveying.
- GIS, mapping, or related geospatial applications.
Professional Development
Johnson & Pace is committed to helping the selected candidate progress toward registration as a Texas RPLS. The position is structured to provide supervised technical-office and boundary-surveying experience, increasing levels of responsibility, exposure to a variety of projects, and direct mentorship from a professional land surveyor.

Architectural Manager

Architectural Manager
JPI is seeking an experienced Architectural Manager to lead our architectural design efforts across a diverse portfolio — office buildings, retail facilities, churches, medical clinics, industrial facilities, and K-12 schools. This is a partnership-track position: we are looking for the next principal-level leader to grow with the firm, not just fill a seat. K-12 school work deserves particular attention here. It is the most consistent, steady source of architectural project opportunity in the Longview market, but it is an area JPI has not fully built out due to a lack of in-house experience with school design and the school board and bond process. We are actively looking to grow this capability, and the right candidate will play a central role in building it out — while still contributing across our full range of project types.
Why JPI
We offer something the big-city firms don't: a genuinely simpler lifestyle, without sacrificing the quality or variety of work. Based in Longview in East Texas, our team enjoys shorter commutes, a lower cost of living, and a closer-knit firm culture — while working across civil, structural, MEP, surveying, and construction management disciplines under one roof. If you're tired of big-firm politics, brutal commutes, and feeling like a cog in a machine, this is a place where your work and your voice genuinely matter — and where a clear path to ownership is on the table for the right person.Key Responsibilities
- Lead architectural design and production across a varied portfolio: office, retail, churches, medical clinics, industrial, and K-12 education
- Build out and grow JPI's K-12 school design capability, including developing relationships with school districts and navigating the school board and bond election process
- Ensure designs comply with applicable codes, accessibility requirements, life-safety codes, and regulations specific to each facility type
- Manage and mentor architectural staff, providing technical guidance and quality control across projects
- Collaborate closely with JPI's civil, structural, MEP, and construction management teams to deliver integrated, coordinated solutions
- Take on and lead less high-profile project types — such as industrial warehouses — with the same commitment to quality as marquee projects
- Participate in client meetings, public presentations, and business development efforts, particularly around expanding school district relationships
- Manage project schedules, budgets, and deliverables
- Over time, take on increasing firm leadership responsibility, with a genuine path toward equity partnership for the right fit
Required Qualifications
- Licensed Architect in Texas (or the ability to be licensed in Texas and other states)
- Broad architectural design experience across multiple building types (commercial, institutional, religious, healthcare, or similar)
- Experience with K-12 school design, including familiarity with educational specifications and district programming needs
- Comfort with, or experience in, interacting with school boards and the school bond election/funding process — or a strong desire to develop this skill set as a growth area for the firm
- Strong working knowledge of architectural design principles, building codes, and applicable regulations (Texas-specific experience preferred)
- Excellent verbal and written communication skills, with the ability to present confidently to boards, clients, and community stakeholders
- Strong interpersonal and people-management skills, with the ability to lead and develop a design team
- Willingness to work across a wide variety of project types, including less glamorous industrial/warehouse work, with equal professionalism
- Genuine interest in a long-term future with the firm, including an eventual ownership stake — this role is for someone looking to plant roots, not pass through
Preferred Qualifications
- Prior experience specifically leading K-12 projects through the bond process, from initial community engagement through construction
- Experience in a multi-discipline AEC firm environment
- Familiarity with Texas school construction standards and TEA requirements
- Experience with construction administration and contract document production
- Proficiency in Revit and/or AutoCAD
What JPI Offers
- A genuine partnership track for the right candidate — not just a title, an actual path to equity ownership
- The opportunity to build and shape a growth practice area (K-12) rather than stepping into someone else's established system
- A lifestyle firm-fit: East Texas cost of living, reasonable hours, and a firm culture that values people over billable-hour politics
- Broad, multi-discipline project exposure most standalone architecture firms can't offer
- Extremely Competitive salary and benefits for the right candidate
Outstanding Benefits
Johnson & Pace offers employees a competitive and comprehensive benefit package:
- Company-provided medical, dental, and life insurance
- Generous allowance of personal time
- Profit-sharing bonus program
- 401k retirement plan with company match
- Other perks and benefits
